BMS Systems
17th September 2012
Building management systems (BMS) have come a long way since their introduction in the early 1970s.Modern systems cost less, are faster and more reliable, offer more features, better interfaces and are easier to use.
BMS systems are used in buildings for automatic monitoring and control of services such as lighting, plumbing, fire services, heating and air conditioning systems.
They have been installed successfully in facilities of all sizes and types, and are practically an essential requirement for the successful management of operating costs.
The benefits of BMS systems are as follows:
Building owner
• Higher rental value
• Flexibility on change of building use
• Individual tenant billing for services
Facilities manager
• Central or remote control and monitoring of building
Building tenant/occupants
• Effective monitoring and targeting of energy
consumption.
• Good control of internal comfort conditions
• Possibility of individual room control
• Increased staff productivity
• Improved plant reliability and life
Smart building technologies are raising the bar for what's possible in energy savings and efficiency improvements for managing commercial buildings. As well as internal control, the BMS "brain" can control the envelope such as louvres, automatic windows and roof-lights and vents.
The BMS system comes into its own when used in a fully naturally ventilated building. The environment is controlled by making maximum use of daylighting, maximum use of the building's mass to moderate temperature and keep its occupants comfortable.
